"It's a typical company that's breathing," Dan Arnold with Henry S. Miller Commercial in Dallas explains to GlobeSt.com about the space shift. The Hopkinton, MA-based company gave up space on the third floor and kept all that it had on the second floor of the connected towers at 14755 and 14785 Preston Rd. in North Dallas.

EMC Corp., an information storage and management provider with offices worldwide, did a cursory look of the market before committing to the new deal, according to a Henry S. Miller Commercial contact. Arnold co-brokered the tenant's renewal with Tom Willie of CLW Realty Group in Tampa, EMC's corporate account rep. GVA Cawley in Dallas handled the owner's side of the dealmaking for the 437,363-sf footprint, which is co-owned by Cawley Wilcox Cos. and CRT Properties Inc. of Boca Raton, FL.
