It's anticipated additional centers will follow, but other locations are being kept under wraps. "The space is in shell condition. The tenant is going to handle the build-out, though there's a TI allowance of $15 per sf," says Karyn Jackson Stephens, a broker for J. Beard Co. LLC in the Woodlands. Stephens, who represented the center's local owner, Woodforest Plaza LLC, says the quoted rate is $20 per sf.

Completed during summer 2005, Woodforest Plaza, located at 18252 FM 1488 in the far northwest submarket, is 66% occupied. Stephens tells GlobeSt.com there are interested prospects and some potential outstanding leases, but there are no deals close to a final signing right now. Michael Bowers of ERA Whitaker Realty in Tomball represented the hospital board.
