ONTARIO, CA-The Koll Co. of Newport Beach plans a $30 million development totaling 160,000 sf of industrial and R&D buildings ranging from 5,000 sf to 25,000 sf on a site of nearly 14 acres that the company has purchased for the 160,000-sf business park.To be called Koll Center Ontario, the project will be developed on a site at 720 E. Sunkist St. The property is bounded by Ontario Boulevard on the north, California Street on the south, Taylor Avenue on the east and Campus Avenue on the west.The development site, which is in an area currently in the process of being designated as a redevelopment district by the City of Ontario, is former Sunkist Growers property. The property includes three existing buildings totaling nearly 74,000 sf that the Koll Co. plans to sell, plus a fourth building that is obsolete and will be demolished. The new business park's 160,000 sf will be developed in 12 warehouse and distribution buildings, which will be offered for lease or for sale. Leasing agents for the existing buildings and for the new project are Walt Arrington and John Oien of the Ontario office of CB Richard Ellis.The new buildings will be developed at a ratio of about 10% to 15% office space and 85% to 90% warehouse and distribution space, according to Alan Airth, a managing principal of the Koll Co. He says the company chose the development site for its location, the fast-growing Inland Empire industrial market and for the specific site's central location midway between the I-10 and 60 freeways, the I-15 freeway and Route 71.The site is about two miles from Ontario International Airport. Koll expects to begin construction in April 2007 and to complete the project in about eight months from that time.
