The West Pointe project joins an existing 20,416-sf Jefferson Partners project called Park Place Professional Building that is under way near the West Pointe site. The Newport Beach-based development and investment firm began work on the Park Place project in January and expects to complete it November, when the West Pointe Project also is due to be finished.

The West Pointe project is being designed by Carlsbad-based McArdle Associates Architects, with Grant General Contractors as the general contractor. The listing agents for both of the Jefferson Partners projects are John Oien of the Ontario office of CB Richard Ellis, along with Ted Snell and Allison Schneider of CBRE's Newport Beach office.

Both the West Pointe and the Park Place projects are being offered for sale. The CBRE team is targeting owner-users and investors as potential buyers.

Oien sees Temecula as ripe for growth in the office sector, pointing out that the growing city will be the home of a proposed satellite college campus, to be developed by Mt. San Jacinto Community College, Cal State and UC Riverside. Both of the Jefferson Partners projects are near the site of the proposed campus, which is also planned for 61,000 sf of retail space.

Jefferson Partners is a 30-year-old firm that builds, develops, invests in and manages a variety of real estate projects. It has completed developments in California, Nevada, Arizona and Texas.
