INDIANAPOLIS-The partnership between Browning and Duke Realty Corp. is already showing signs of life with plans of a first spec facility at AllPoints at Anson. The 630,000-sf bulk building is also the first project of its kind at Duke's 1,700-acre mixed-use development in Boone County.

Charlie Podell, senior vice president of Duke's Indiana Industrial Group, says the facility illustrates the demand for industrial development in the northwest submarket. "This new building will serve tenants seeking large blocks of first-generation industrial space that is currently unavailable elsewhere in the market," he says.

Construction on AllPoints at Anson I will begin in mid-June, with completion scheduled for January 2007. The building will include 36-foot ceiling heights, 50-by-50-foot bay spacing, 80 dock doors and four drive-in doors. When complete, the master-planned community at Anson will consist of office, industrial, retail, medical and residential development; and also several hundred acres dedicated for green space, parks,trails, schools and other civic uses.

Tom Dickey, Duke's vice president and general manager of Anson, calls the facility "an important milestone" in the overall development. "Over the past two years we have worked very hard with local government officials to make the vision of a well-planned, sustainable community a reality," he says.

According to the Hendricks County Economic Development Partnership and Scottsdale, AZ-based consulting firm Applied Economics, the joint venture will have a significant impact on the region. Toward the joint venture, Browning is contributing its $446-million planned industrial development AllPoints Midwest in Plainfield. The park includes 922 acres with the potential of 14 buildings and a total of 12.5 million sf. Duke is putting forth AllPoints at Anson, a $300-million, 616-acre master-planned community. The company is anticipating the land to encompass 24 buildings, totaling 7.4 million sf.
