POMONA, CA-Cal Poly Pomona University has named Trammell Crow Co. as the master developer for Phase III of Innovation Village Research Park, with construction to begin this year on a 120,000-sf class A building. The Trammell Crow project will add to existing development totaling more than 250,000 sf in the first two phases of the research park.
Construction on the speculative office and R&D project is expected to begin in the third quarter. Trammell Crow says that one of the selling points of the development, which will be on the campus of the university, will be "a unique opportunity for corporations to benefit from the amenities, student talent and natural flow of innovation that comes from locating on a university campus."
Tenants already occupying the Innovation Village development include NASA/Jet Propulsion Laboratory, a Johnson & Johnson company called Biosense Webster and the American Red Cross. Trammell Crow will develop, lease and manage the new facility, with the Trammell Crow marketing and leasing team to be led by Ron Heim, principal and Sean Kern, senior associate, both in TCC's Diamond Bar office.
David Nazaryk, managing director at Trammell Crow, worked with executives of Cal Poly Pomona University to execute the transaction. The university's web site says that the objectives for Innovation Village include a sound financial return to the university, a superior environment for technology-based companies, increased technology transfer and enhanced reality-based teaching.
The first phase of the Innovation Village development was a university-developed 52,000-sf incubator project. Phase II was the space that is occupied by the Red Cross, which is a 201,000-sf biomedical services facility.
Innovation Village Research Park is being developed on 65 acres of land owned by Cal Poly. The site is at the south entrance of the campus on the northwest corner of Temple Avenue and Valley Boulevard.
