Trophy Healthcare Realty LP, the Dallas developer for the abutting 34-bed medical facility, will deliver the two-story office building at 9080 Harry Hines Blvd. in September. Leases for the office space, tagged at $19 per sf triple net, are netting seven-year terms, on average, Allan R. Brown, partner in Trophy Healthcare Realty, tells GlobeSt.com. The project's anchor is the Surgery Center of Dallas Ltd., which preleased 10,000 sf of first-floor space. The balance of the deals, to date, represents office space for participating physicians of the next-door medical center, built in2004 at 9032 Harry Hines Blvd. Trophy Healthcare partner Kathy Vergne is overseeing the lease-up campaign.
The 46,000-sf Pine Creek Medical Center design can be topped off with another floor: 18 additional beds and two more operating rooms. But for now, Brown says the medical office building effectively is "the finishing touch for the campus."
Brown says the delivery timeframe is driving an expedited construction schedule for the 7.5-acre campus' expansion. Trophy Healthcare is developing the office building on behalf of the local owner, PCR Realty LP. The Dallas firms of Medco Construction Co. and Studio Tincup are the general contractor and landscape architect, respectively. Azimuth Architecture Inc. of Dallas designed the entire campus.
