PHILADELPHIA-Donald J. Trump has formally announced plans for Trump Tower Philadelphia, a 47-story, 263-unit residential condo along the Delaware River at 709-17 N. Penn St. In addition to residential units, the property will contain a five-star restaurant, according to a statement from Trump, along with a putting green designed by golfer Tom Fazio, and deeded, resident-only indoor parking for 300 cars. There will be a walkway and running track along the river.

Described as a $300-million project, the figure represents the anticipated sellout, according to a Trump spokesman. He declined to disclose the development cost or the price paid for the land, which he says, "is largely vacant."

Units range in size from 750 sf to 2,500 sf, and pricing begins in the $700,000s and reaches to $3.5 million. "An entity, created by the developer, called Luxury Marketing & Sales, is handling unit sales and marketing," the spokesman tells GlobeSt.com.

Groundbreaking is scheduled for this summer with completion in 2008. In a statement, Trump calls Philadelphia "one of America's greatest and most dynamic cities."
