AOS Development Inc. of Woodland Hills, CA, made a nearly full-price offer to Dallas-based seller Century Portfolio Limited, to walk away with the keys to the property, David Cook, with Sperry Van Ness' Dallas office tells GlobeSt.com.
Cook says the single-story office property drew a spectrum of interested investors because of both its location and configuration. The property is just a five minute drive from the airport. While its flexible setup allows the interior to be easily structured to accommodate the needs of smaller businesses, according to Cook.
"It's designed and built so it can be subdivided into fairly small spaces where a lot of the property in Centreport is designed for bigger users. Because of that the property has stayed fairly well leased," says Cook. He adds that the interior configuration has wide appeal for smaller office users who want a location between Dallas and Fort Worth.
Built in 1985 on just over 3 acres at 4100 and 4108 Amon Carter Blvd., in Fort Worth, the two-building complex counts among its tenants Telecom Gear, a telecommunications hardware and parts firm, and the Denton Chamber of Commerce. It is also home to the district office of state Senator Chris Harris.
Cook handled the transaction for the seller while John Read of Sperry Van Ness in Irvine, CA represented the buyer.
