SANTA CLARITA, CA-Perricone Properties of Los Angeles has acquired a nine-acre retail and entertainment property in a sale-leaseback valued at $6.2 million, according to Grubb & Ellis. The property is at 21516 Golden Triangle Rd. and is occupied by Mountasia Family Fun Center.
Perricone bought the property from Mountasia of Santa Clarita in a transaction brokered by Jeff Hanson and Ryan Gallagher of Grubb & Ellis, who represented the seller. The seller has leased the property back under a 25-year, triple-net ground lease.
The entertainment complex features LazerDome Lazer Tag, a rock climbing wall, a video arcade, two miniature golf courses, Go Kart rides, bumper boat rides, batting cages and Farrell's Ice Cream Parlour and Restaurant. The buyer was represented by Greenwood & Sons.
In another retail deal, a cash buyer paid $5.2 million for a 21,063-sf multitenant center in San Dimas, according to Sperry Van Ness. Brad Umansky of Sperry Van Ness in Ontario reports that the buyer was Los Angeles-based R&N Partners and the property is located at 702-762 W. ArrowHighway, adjacent to the 57 Freeway.
Umansky represented both the buyer and the seller, a Van Nuys-based private investor. Built in 1988, the property is fully leased to LA Carpet & Mattress, 3 Day Blinds and Mattress Outlet.
