CARSON, CA-Jerich USA has signed a lease for 150,000 sf in an industrial building here in a deal with Watson Land Co., and a buyer has paid $5.4 million for an 83,000-sf building in Culver City. The Jerich lease is at 22941 S. Wilmington Ave. and was negotiated on behalf of the tenant by a Trammell Crow Co. team from Los Angeles, New York and New Jersey.

Jerich is the sole occupant of the building, where approximately 19,000 sf of the former 169,000-sf facility is being demolished to add dock-high loading and increased truck turning radius. Jerich was represented by Mitchell Katz of Trammell Crow's Florham Park, NJ office; Dirk Hrobsky in New York and Steve Bohannon in Los Angeles, with Watson Land Co. representing itself.

Dan Spell of NAI Capital, who represented Betts Real Estate Partnership in the purchase of the 83,021-sf building, reports that the buyer plans to develop new buildings at the site to relocate its business, Spartan Supply Co., from another location in Culver City.

The property is at 9919 Jefferson Blvd. The The seller, Pacific Bell Telephone Co., was represented by Rob Waller and Justin Jeffries of CB Richard Ellis.
