Steve Wolff, senior associate with Grubb & Ellis Co. in Dallas, tells GlobeSt.com that East Hill Industries will turn on lights in the coming weeks in a 200,000-sf building at 3200 Irving Blvd. under a long-term sublease agreement with tenant Central Transportation Systems. The finish-out includes about 1,500 sf of office space in addition to upgrades to the warehouse area. East Hill Industries, though, will hold fast to its space on the city's north side at 14651 Dallas Parkway, according to Wolff.
"They needed to be up and running soon," Wolff says, noting an increase in business prompted East Hill's immediate need to expand. He says the company selected the site because of its central location with good access to Interstate 35 and nearby airports.
Wolff, the deal's sole broker, says similar warehouse and office space in the area rents for $3.75 per sf to $4 per sf gross. As part of the deal, the Central Transportation will make several improvements to the building, including the addition of dock levelers.
