FTI Consulting Inc. and Patton Boggs LLP, signing stair-stepped leases with long-term commitments, will get keys to their extra space at 2001 Ross Ave. in the summer. The tenants got standard finish-outs that "are consistent with their existing finishes," says James Esquivel, senior vice president for locally based Trammell Crow Co. FTI's construction is ready to begin; Patton Boggs' work will get under way in 30 days.

Three-year tenant FTI Consulting, now occupying 25,181 sf on the fourth floor, grabbed another 14,300 sf on the level below. The space was empty just two months, with talks ramping up before it was vacant, according to TCC senior vice president Jeff Eckert. TCC's Chris Herrmann and Sam Murik represented FTI.

Patton Boggs' new deal, totaling 26,034 sf, gives the law firm its fourth full floor in the high rise, taking the bottom line to 104,136 sf or 10% of the trophy building. The law firm, a tenant since 2001, is getting the 28th floor, set to be vacated in June by architectural firm, Hellmuth, Obata and Kassabaum Inc. TCC principals Brant Bernet, Phil Puckett and Hermann represented the Washington, DC-based law firm.

Eckert and Esquivel are replacing the TCC team of Matt Craft and Jon McNeil, both principals, to lease the building for the joint venture owner, which includes Fort Worth-based Crescent Real Estate Equities Co. The CBD trophy's quoted rate is $26 per sf to $29 per sf plus electric.

"There's a sizable amount of deal flow overall in the DFW and especially in the CBD," Eckert says. He tells GlobeSt.com that more Trammell Crow Center tenants are in talks for expansion space. The team has 50,000 sf on floors 14 and 15 and a 26,000-sf block open on the 35th story.

"I think there will be continued expansions with customers in the building throughout 2006," Esquivel says. "It's a good signal when you've got a whole floor re-let before your existing customer moves out."
