Outrigger's overall Beach Walk development, reportedly the largest private redevelopment project ever undertaken in Waikiki, will rise on the corner of Kalia Road and Saratoga, adjacent to Fort De Russy Park. Nearly eight acres along Lewers Street is being completely rebuilt or renovated. Outrigger estimates its piece of the project at about $460 million
The development site for Trump International Tower is home to existing structured that are in the process of being razed. Work on the would-be 30-story tower is slated to begin in early 2007 and be complete in 2009.
Units are expected to range from 500 sf to 3,000 sf. Reservations will be accepted beginning this summer, when a sales center is scheduled to open. Sales are expected to begin in the fourth quarter. Pricing was not immediately available. Irongate co-founder Jason Grosfeld could not be reached Tuesday for comment.
Proposed amenities for the 775,000-sf Trump International Tower include separate lobbies for residents and hotel guests, a library, wine cellar, outdoor swimming pool and private fitness center and spa. The proposed five-star development includes about 6,500 sf of retail space, enough for a restaurant and maybe one other operator.
Irongate, heretofore focused on office, is making its first foray into high-rise residential, but has retained locally based Brett Hill Management Group, an experienced high-rise condo developer, to manage the project. Honolulu-based Benjamin Woo Architects and New York-based Geurin-Glass Architects are collaborating on the design. S&P Destination Properties of Vancouver, BC have the marketing and sales assignment. S&P's Gerry LeRose could not be reached Wednesday for comment.
Five existing hotels and two smaller apartment hotel buildings are being rzed or renovated as part of Beach Walk. When complete, a low-rise 92,000-sf retail entertainment complex with about 40 retail shops, six restaurants and bars and an open pedestrian plaza will be integrated with four new and/or completely renovated structures.
As part of the project's first phase, Fairfield Resorts is completely renovating and converting the former 480-room OHANA Reef Towers hotel into the new Fairfield Hawaii, a 195-unit vacation ownership property, and a new 421-room twin-tower hotel is being created through a major renovation of the former Ohana Waikiki Village and Ohana Waikiki Tower hotels.
The project's second phase, which recently got underway, includes a renovation of Outrigger Reef on the Beach, an existing three-tower development, and a proposed new 350-foot mixed-use Tower. Saratoga Tower would replace the Ohana Islander Waikiki Ohana Royal islander hotels.
