Smith Barney's relocation from Stratford Road gives the firm a centralized Downtown address which is also home to Wachovia Bank (318,683 sf) and law firm Surratt & Thompson (2,889 sf). According to AFRT, among the class A office property's amenities are a 16,500-sf cafeteria, outdoor dining area, fitness center, in-house barber shop and secure underground parking.
AFRT's brokerage team on the deal was led by Cindy Christopher of Meridian Realty. Jeffrey Harper of the Staubach Co. represented Smith Barney.
Jenkintown, PA-based AFRT, which focuses on acquiring and leasing sites occupied by financial tenants, purchased the 28-story Wachovia Center from Wachovia in 2004. The property at 100 N. Main St. was built in 1995 as Wachovia's headquarters. At the time AFRT took ownership the office tower was 45% occupied, an AFRT spokesman tells GlobeSt.com. The property now has 166,732 sf available for lease.
"We are seeing a swell of interest in the property as a result of new marketing initiatives designed to highlight the building's first-class amenities," Brian Orr, territory director for AFRT, says. "Our pipeline is growing and we expect a number of additional leasing opportunities to materialize quickly."
