BorderComm, a wireless equipment provider, is moving into 118 Oak Lawn, but plans to to maintain its Bryan Street sales office, according to Steve Wolff, senior associate for Grubb & Ellis Co. in Dallas. The final deal came "with a lot of building improvement dollars," he tells GlobeSt.com. "The owner wanted to provide us with the tenant improvements to make it work." The redo involves a 2,000-sf office build-out and full warehouse makeover. BorderComm, which is just now settling into the industrial space, is one of the leading providers of wireless cross-border links between the US and Mexico.

The Design District building is one of several owned by Jim Lake Co. The local owner had in-house broker Doug Molney negotiate the deal for a property marketed at $7.50 per sf.
