"Both tenants quickly recognized the state-of-the-art design and high-profile location of this quality headquarters building," Peter Bekarian of Spaulding & Slye tells GlobeSt.com. The site is comprised of two buildings at One Charles Park and One Rogers Street.

Impac, which provides information technology solutions for oncology care, moved from similar space at 2 Canal St. to take 21,791 sf in the building, where it will occupy the entire third floor for its headquarters. The Massachusetts Teachers Retirement Board, which moved from North Station moved into the building's entire second floor, where it occupies 21,211 sf. Both firms join tenants that include IBM and the Chickering Group.

Terms of the leases were not disclosed but Bekarian says similar class A office space in the Cambridge area leases in the mid-$30 per-sf range. Bekarian along with Debra Gould, also with Spaulding & Slye, handled both transactions for building owner Principal Global Investors. Representing Impac was Adam Subber and Dan Sullivan, both with Cresa Partners. The Massachusetts Teachers Retirement Board was self-represented.
