LOS ANGELES-A partnership of Staples Center operator AEG, Marriott International and KB Home has unveiled plans for two Downtown hotels totaling 1,000 rooms, plus 216 condominium units, near the Staples Center. The project will include an 876-room hotel called the Marriott Marquis that will serve as the headquarters hotel of the Los Angeles Convention Center, a 124-room Ritz-Carlton boutique hotel atop the Marriott and 216 condominiums developed by KB Urban to be known as the Residences at the Ritz-Carlton.

The hotel and residential complex will be housed in a 54-story tower designed by Gensler architects. The project site is near L.A. Live development, a complex of sports and entertainment facilities now under construction near the Staples Center.

KB Urban and AEG will act as co-developers of the approximately two-million-sf property, with Marriott Hotel Services Inc. as the exclusive hotel operator of the Marriott Marquis and Marriott's Ritz-Carlton subsidiary as manager of the Ritz-Carlton property. The developers say that the new construction will work hand-in-glove with the L.A. Live complex, where the attractions will eventually include a 7,100-seat Nokia Theater Los Angeles, a 15-screen, 3,800-seat Regal Cineplex featuring an 800-seat premiere presentation theater, the Grammy Museum and numerous restaurants, nightclubs and cafes.

The 216 condominiums will range from one to four bedrooms and will offer amenities including a concierge, a valet, housekeeping and in-room catering services. Additionally, the condo owners will get VIP access to events at Staples Center, the Nokia Theater and other AEG venues.
