MESA, AZ-A local developer continues making inroads on the near east side, spending $7 million to acquire 20 acres. The development plan is still being fine-tuned, but it is ticketed for a mix of office and retail space.
"This is one of several acquisitions they've done recently. They typically buy existing properties, office and retail and this isn't their first land acquisition," says Mark Gustin, vice president for Trammell Crow Co. in Phoenix office. The Saia Family LP's latest purchase is positioned at the intersection of Power and Elliot roads.
Gustin tells GlobeSt.com that it's too early to determine construction dates. "They're still in the process of planning it out with the city," he says.
The Saia family, which is scouring the area for additional acquisitions, most recently spent $2.8 million to buy a South Power Road tract, also slated for office and industrial build out. Mesa's strong lure for developers is its proximity to Williams Gateway Airport. Gustin points out that Saia's 20-acre acquisition has an added benefit. "It has great frontage on Power Road and it's in a corridor that's really one of the gateways into Queen Creek South and the Chandler area," he tells GlobeSt.com. Additionally, Power and Elliot roads are main thoroughfares for easy access throughout the region. Other local arteries are blocked by the airport, according to Gustin.
Gustin teamed with TCC senior vice presidents Karsten Peterson and Dave Seeger to represent Saia. Courtney Buck, managing member of Nathan & Associates in Phoenix negotiated for the seller, Banner Health Inc. of San Antonio.
