TS Connections LLC's expansion pushed the 35,580-sf building III in the value-add office development to 100% occupancy--setting a plan into motion to break ground in July on three more buildings for Vista Point II at 609 State Highway 121, Tim O. Terrell, senior vice president and partner with Stream Realty Partners LP in Dallas, tells GlobeSt.com. Dallas developer Jackson-Shaw Co. has Vista Point II's shell space on the market for $11 per sf to $12 per sf triple net.
Terrell says Vista Point II effectively is full. A 22,000-sf lease is out for signature. "It's location, location, location," he says. "Everyone up there's been incredibly successful."
As for TS Connections, Terrell says its initial move-in had built-in expansion room so the newest decision came down as a direct deal. "The company's doing well and that certainly was a hot button for the president to have expansion space available to him," he adds. "It was no surprise."
Terrell and Stream's managing partner and director Chris Jackson have been marketing the office park, which includes a 27,770-sf building and 30,200-sf design. The additional three buildings will add roughly another 100,000 sf to the development.
