BUFORD, GA-Two industrial leases totaling 170,000 sf have been signed at Hamilton Mill Business Center. Global Equipment Co. leased 129,600 sf and the RiteScreen Co. leased 40,187 sf.
Global Equipment signed a 15-year lease to expand into the remaining 129,000 sf at Building M for a total occupancy of 647,228 sf. This lease follows a 517,628-sf lease the company signed in December 2005 at the building. The company is a subsidiary of Port Washington, NY-based computer and industrial products distributor Systemax Inc. and has been growing at a rapid pace bringing the need for new warehouse space.
Hamilton Mill Business Center is owned by Atlanta-based IDI and located in Atlanta's northeast industrial submarket. Lisa Ward, IDI vice president of leasing in the company's Atlanta regional office, tells GlobeSt.com that the Global Equipment Co. lease brings the occupancy of Building M to 100%.
The RiteScreen Co.'s 40,187-sf lease is the only deal signed for Building B, which is under construction and will be completed this month. Also under construction at Hamilton Mill Business Park are an 870,000-sf building which will be completed in November and a 303,000-sf building which will be completed in January. RiteScreen, which is scheduled to move into the facility in August, manufacturers residential and industrial screen products. RiteScreen will use the facility, its ninth distribution location across the country, for light assembly and storage.
Gary Greenspan and Ray Stache, of Cushman & Wakefield, represented Global Equipment in the deal while Ward represented IDI. Paul Schwinne, of HN Commercial Real Estate, represented RiteScreen in the deal and Ward represented IDI.
"The northeast industrial submarket is the largest and most active in Atlanta. In the last half of 2005, there was three million sf of absorption," Ward says. "There's a wide range of housing in the area so it's a good place to do business."
