BURLINGTON, MA-A growing high-tech security firm has inked a five-year lease on 24,422 sf of office space at 3 Van de Graaff Dr. Sophos will move into the four-story, 292,000-sf, class A office building in November to bring the property's total occupancy to 100%. The property, which sits on 12 acres, also counts among its tenants Raytheon and Oracle.

John E. Butterworth, with Meredith & Grew's Boston office, who negotiated the lease for the tenant, tells GloheSt.com that Sophos selected the building because of its highly visibile location, major road access and its many amenities, which include a health club and cafeteria with outdoor seating.

The firm is currently located in about 26,000 sf at 7 Kimball Ln. in Wakefield. Terms of the lease were not disclosed, but Butterworth said similar property in the area leases in the mid-$20-per-sf price range. The building's landlord, Pickwick Associates, was represented in the transaction by Stephen J. Murphy with CB Richard Ellis' Boston office.
