Private Medical Alliance Building Portfolio

Allan R. Brown, partner for the Dallas-based Trophy Healthcare, tells GlobeSt.com that the project is backed by long-term leases with SeniorHealth for the 70-bed rehab hospital and Abilene Diagnostics Physicians for the 20,000-sf clinic, which will connect the development to an existing 75,000-sf medical office building. The added clinical space will house an ambulatory surgery unit, diagnostic imaging and urgent care center, according to Brown. The Abilene Specialty Hospital will rise on a 3.5-acre tract with service road frontage at the intersection of Antilley Boulevard and Directors Parkway.

"We've been working on this for 10 months," Brown says. "It's finally to a point where things are starting to come together."

Brown says the plan is to buy the land in September from the physicians group and immediately break ground so the facility can come on line in September 2007. The design-build team includes PageSoutherlandPage's Dallas architectural team and Thos. S. Bryne Ltd. of Fort Worth as the general contractor.

The physicians' group also owns the abutting land. "We're taking it one step at a time, but we see that as a clear opportunity to expand," Brown says.

In Amarillo, Trophy Healthcare is developing a $17-million, 78-bed rehab hospital with an 8,000-sf pain management clinic. The 4.2-acre project, preleased to SeniorHealth, sits at the hard corner of Wallace Boulevard and Research Drive in the Point West Medical Park, where more than $100 million of medical-related space is planned or under construction. The rehab hospital will deliver in June 2007.

Both SeniorHealth sites site in medical districts, close to existing hospitals with service areas spanning 20 counties or more. "SeniorHealth is very good at forming strategic alliances with local hospitals," Brown says, explaining its services support more than competes with the primary-care facilities. "They choose markets where they get received well by the local hospital and can achieve those alliances."

Meanwhile, Trophy Healthcare and the privately owned SeniorHealth have scouts searching for additional sites in outlying cities' medical districts. Brown says the plan for the Southwest is to build "several more" in the next three to five years. The healthcare provider also operates facilities in the Texas cities of Allen, Denton, Greenville, Plano and Sherman.
