Sharon Friedberg, vice president for Dallas-based Bradford Cos., tells GlobeSt.com that the life insurance company concentrated its search on Preston Center in a bid to move from Uptown's 3102 Oak Lawn Ave. as its lease nears the end of the term. "We had stiff competition," she says of the deal for the well-known boutique building at 8411 Preston Rd. One of the chief dealmakers, she says, is the inbound tenant will be getting its name on the prestigious building when it's time to move into the space.
The retooling is underway on the seventh floor of the eight-story, 65,787-sf office building, owned by a local partnership. The Northwestern lease returns occupancy to 80%, kicking in with little down time between tenants, according Friedberg, who teamed with Bradford vice president Melanie Hughes to lock down the deal. Frank Woods and Craig Jones with Partners National Corporate Real Estate Services in Dallas represented the life insurance company. The office space is quoted at $23 per sf to $24 per sf plus electric.
