Billed as the nation's largest privately owned HVAC distributors, the company has picked up a distribution point at 3245 S. Country Club Rd. in the southern sector. The lease value is being kept under wraps, but comparable space ranges from 35 cents per sf to 55 cents per sf monthly on a triple net basis.
"We looked at eight to 10 properties to begin with," says Steve Cohen, principal with Picor Commercial Real Estate Services in Tucson. The tenant's rep tells GlobeSt.com that US Airconditioning ultimately chose the building because it was the right size, right location and the right price. Tim Healey, senior associate for CB Richard Ellis in Tucson, represented the local building owner, 3445 S. Country Club LLC.
The 1960s-era, single-tenant building was the former headquarters for Saguaro Material Handling, which has relocated within the submarket. "There are only minor improvements necessary," Cohen adds.
US Airconditioning has 45 distribution locations in five states. In Phoenix, it leases space at 2202 S. 7th St.
