Porteous Fastener Co., planning a September move-in, is rolling two sites into one with the relocation to 5375 FAA Blvd., Dan Lawson, marketing director for Dallas-based Proterra Properties Inc. tells GlobeSt.com. He says the deal went full circle within 45 days in negotiations with tenant rep Dan Cook of Cushman & Wakefield of Texas Inc. Tax records show Porteous' main local hub been 2925 114th St. in Grand Prairie.
The Porteous deal, with an 8% office finish-out, effectively fills 25% of the building. The 208,874-sf spec project is carrying a quoted rate of $3.40 per sf and $4.50 per sf as a finish-out allowance.
Lawson says the project's pipeline has enough proposals out to fill the front building, a 117,200-sf structure at 5350 FAA Blvd. and the balance of the 91,400-sf one that Porteous will be occupying. He credits the location at the south entrance of the Dallas/Fort Worth International Airport and the easy freeway access as the drivers for the interest.
