Gull's Cove, as the project is called, is situated near the Hudson River at 205 Luis Munoz Marin Blvd. At full build-out, according to Geibel, the residential units will be spread out over three buildings on the 3.2-acre site. The site plan, Geibel explains, also calls for approximately 30,000 sf of ground-floor retail space, as well as parking for some 400 vehicles. The project's architect is the Hoboken-based Dean Marchetto & Associates.

"We're the community's first luxury high-rise building to offer buyers unobstructed views of both the Liberty Harbor Marina and the Manhattan skyline," Geibel tells GlobeSt.com.

The site is also within this city's Liberty Harbor North Redevelopment District, an 80-acre master planned zone along Jersey City's lower waterfront. The larger redevelopment plan approved by the city, being carried out by multiple developers, encompasses more than 6,500 residential units, several hotels, 750,000 sf of retail space and as much as 4.5 million sf of office space. Much of the 25-square-block site, formerly derelict, has also undergone remediation procedures.

Metro Homes' latest project start comes on the heels of its high-profile partnership with Donald Trump. As reported by GlobeSt.com, work started late last year on Trump Plaza-Jersey City, a massive $415-million condo property that will eventually produce the Garden State's two tallest buildings, 50 and 55 stories, and add nearly 900 units to the market. Work is under way on the first of the two towers, scheduled for delivery in November 2007.
