Terms of the leases were not disclosed. Equity's website lists spaces ranging from approximately 2,500 sf to 10,800 sf available at the SunAmerica property, at asking rates ranging from $2.65 to $3.90 per sf per month. Asking rates listed for the Arboretum Courtyard range from $2.50 to $4 per sf per month.
The Game Show Network, which specializes in game-related programming and interactive game play, continues the tradition of entertainment companies choosing the Santa Monica market, notes Bert Dezzutti, SVP of the Los Angeles Region for Equity Office. The Game Show Network was represented by John Bertram and Luke Palmo of Coldwell Banker Commercial Westmac, with Equity Office represented in-house by Gail Goldstein. The network will be transferring to a direct lease from a sublease in January. The Arboretum Courtyard, which is 100% leased, consists of two four-story buildings totaling 140,000 sf that were built in 1999. The project is one of seven properties and more than 2.6 million sf of class A office space in Santa Monica that Equity Office owns and operates.
The law firm of Klee, Tuchin, Bogdanoff & Stern, which specializes in business reorganization and corporate insolvency law, is scheduled to relocate to the SunAmerica Center in December. Dezzutti says that the law firm's lease typifies the demand that is coming from legal and financial service firms for space in Century City, which is "one of the last places on the Westside where sizable blocks of space are available for companies looking to expand," he notes.
Klee, Tuchin, Bogdanoff & Stern was represented by Hunt Barnett of Madison Partners, with Equity Office represented in-house by David Hitzel. The 780,000-sf, 39-story SunAmerica Center is approximately 90% occupied with the signing of the law firm lease.
