The company, which also occupies Two and Four Omni Way and with three buildings across the street at 285, 297 and 300 Billerica Rd., will move into the property in October after several million dollars of renovation work is completed, John Boyle, with The Trammell Crow Company's Boston office tells GlobeSt.com.
Boyle says the company, which provides software and service solutions to increase business productivity, considered several options before signing on to take the entire building, which had been available for lease for about eight months. Kronos, which currently employs approximately 3,000 people, will utilize the Six Omni Way building for its software engineering personnel.
Along with a location near its existing facility, Boyle says the property appealed to Kronos because of an aggressive leasing deal offered by landlord KBS Realty Advisors of Newport Beach, CA. "The owner truly attacked the deal, providing a significant tenant improvement package and an affordable rent," says Boyle.
Terms of the lease were not disclosed but Boyle says similar space in the Chelmsford area generally rents in the $10 to $12 triple net range. Boyle, Kerry Olson and Michael Dalton, also with Trammell Crow Company, handled the transaction for Kronos. Brian McKenzie, John Wilson and Jamey Lipscomb of Richards Barry Joyce & Partners represented KBS Realty Advisors in the lease negotiations.
