MESQUITE, TX-ProLogis has opened the book on filling a 521,200-sf distribution center in simultaneous bargaining rounds that went full circle within three months. The tenants, both newcomers to the region, are making plans to light their half of the structure next month.
Rob Huthnance, ProLogis' head of the Dallas/Fort Worth regional operations, tells GlobeSt.com that the lease-up has started discussions to add a 240,000-sf warehouse to the two-building Mesquite Distribution Center in a move that would build out the 13-acre balance to the 75-acre development. "It is certainly something we're keeping our eye on," he says, indicating a decision could be made in the coming months. But for now, ProLogis primarily is focused on a 650,000-sf, under-construction project beside the Union Pacific Intermodal Park in South Dallas. In addition to the just-leased structure, the Mesquite development has a 442,000-sf building that's fully leased to the US arm of Unilever plc and NV, which are headquartered in London and Rotterdam, respectively.
Huthnance says ProLogis nailed the Bissell Homecare Inc. lease in a direct deal while Rick Medinis with Robert Lynn Co. in Dallas brokered terms for the Indianapolis-based Prime Distribution Services Inc. And though talks did include a 260,390-sf addition to the 5351 Samuel Blvd. warehouse, the proposal has been dry-docked for now. "Neither one of these two users needed the extra space at this time," Huthnance says.
Huthnance says ProLogis' direct deal with Bissell is "a nice continuation of a relationship" that the two struck about six years ago when the Aurora, CO-based developer built a maquiladora manufacturing plant in Reynosa, Mexico for the 130-year-old company from Grand Rapids, MI. As for Prime, the deal marks the third-party logistics company's first location outside its homeport. The marketed rate was $2.90 per sf, triple net.
"It is quite an interesting phenomena that we had two different customers who needed the exact size space at the same time," Huthnance says. "That doesn't happen very often."
