IRVINE, CA-Construction has started on a 105-unit, 15-story condominium project called 3000 the Plaza that is a venture of OWR Development Inc. and Geoffrey H. Edmunds California Inc., developers of the nearby Plaza-Irvine high rise. The developers say they have sold 40% of the units at the new tower, which represents the third and final phase of the project.

The project site is on Jamboree Road between Campus Drive and Dupont Drive. The condo units will range from one to three bedrooms and from 1,375 sf to 3,025 sf.

The new project is part of a 13-acre master-planned mixed-use development that includes the Plaza-Irvine and is close to both John Wayne Airport and Newport Beach. Tower One of the Plaza-Irvine is scheduled to be completed in the first quarter of 2007. Opus West is the master developer for the site.

Paul Marshall, Southern California division president of Opus West, says that the prospective buyers for the condominiums will range from young professionals to empty-nesters. The units are priced from about $700,000 to $2 million, with anticipated move-ins in the summer of 2008.

The developers say that the new tower will debut the first-ever rooftop pool and entertainment space. The entertainment space will feature a Club Room that will incorporate a dining room, a wet bar, a caterer's kitchen and individual wine storage lockers.

The new tower was designed by MV&P Intl. architects, with landscape design by SWA and interior design by Parisi Portfolio. The three firms also designed the adjacent two towers of the Plaza Irvine.
