BOSTON-At least 18 new residential projects are on the drawing board for South Boston, including several that will add hundreds of condominiums and apartment units to the neighborhood's waterfront on land that has been long relegated for industrial uses.
"It's just a great site," Charles Landefeld, senior vice president of development and construction for Chicago-based MCL Cos., tells GlobeSt.com. MCL Cos. will build its first Boston project on 2.5 acres near the South Boston waterfront.
Landefeld says the company is currently in the process of getting approvals from the Boston Redevelopment Authority to build 242 residential units and a one acre park along with 1,200 sf of neighborhood retail space and a two-story parking garage on the parcel, located between West First, West Second and D streets near the Boston Convention Center. The project, known as Emerald Court, will cost in excess of $100 million and will break ground early next year, he says.
Other projects on tap for the neighborhood include a 1.1-million-sf project known as Waterside Place that will create a 750,000-sf shopping mall along with 209 residential units and a 20,000-sf visitor center on Summer, Congress and D streets near the World Trade Center. Developer Core Development Co. will add a 720,000-sf building on an adjacent parcel that will house a 300-room hotel, 47,000-sf grocery store, 150,000-sf retail anchor and 490 parking space.
New England Development will bring 200 new units along with 385,000 sf of office space and a 200 to 250 room hotel to 136-146 Northern Ave. in South Boston when it begins construction on that project pending BRA approval.
Beacon Capital Partners also is proposing a 1.55-million-sf development that will include 597,000 sf of residential space along with 866,500 sf of office, 75,000 sf of retail, and 20,000 sf of gallery space along with a 990-car parking facility for 2-38 Midway St. in South Boston.
The interest in developing residential units in the neighborhood is a result of the growth of Boston's Seaport District, which has become one of the most sought after development areas in the city in recent years, developers say.
