Ulterra Drilling Technologies, a drill bits' manufacturer, will get its keys in 30 days to 20,339 sf in Carter Park Business Center at 7821-65 Will Rogers Blvd., Kevin J. Santaularia, president and CEO of Bradford Corfac International, tells GlobeSt.com. And, he adds, there are more deals in the pipeline for the Dallas-based Bradford's newest ground-up space, now on the market for $6 per sf, triple net.
"We anticipated getting some tenancy from the seven-million-sf based in Carter," Santaularia says, "and so it goes that our first tenant is a result of a Carter Park owner requiring additional space." Al Blaine, Bradford's executive vice president and development partner, and Rick Gartner with GNL Properties in Fort Worth negotiated the expansion pact for Ulterra, which has its headquarters right down the street at 7601 Will Rogers Blvd.
Santaularia says activity is such that the firm's first-quarter acquisition, which was empty when it was bought, is now 67% filled. The 45,000-sf building sits at 8221 Forum Way on the park's southern edge.
In recent weeks, Santaularia says the company's also added a 58,240-sf industrial building at 4910-20 Rondo Way in North Fort Worth's Mark IV Industrial Park to the portfolio. Bradford had in-house executives Todd Lambeth and Karen Simon negotiating the acquisition while the seller had Gary Vassuer with Coldwell Banker Commercial on its side.
