LOS ANGELES-The 94-year-old Chapman Building at Broadway and Eighth Street will be turned into 168 loft-style condominiums in a $20-million development by developer Broadway and 8th Investments of Sherman Oaks. The developer has started construction on the project, which is being designed by Santa Monica-based Killefer Flammang Architects.
Units at the converted office building will range from 615 sf to 1,310 sf, with the design to retain the original decorative details such as pilasters, columns, capitals, window surrounds and cornices, according to architect Wade Killefer. Killefer notes that the building features architectural detail that includes a two-story main lobby with floor-to-ceiling marble walls, articulated columns, a grand staircase, brass railings and a mosaic floor--all of which will be restored.
Karin Liljegren, project manager for Killefer Flammang on the development, says that the building is scheduled to be completed in about a year. In addition to the condominiums, the project will include retail space on the ground floor along the Broadway and Eighth Street frontages.
Built by the Los Angeles Investment Co. in 1912, the Beaux Arts building is listed in the National Register of Historic Places. Before construction began, the building was occupied by tenants involved in light industrial production and jewelry stores on the ground floor.
The conversion is the latest in a series of office building conversions for Killefer Flammang, which since 2000 has designed about one-quarter of the 20,000 residential units downtown that are built, planned or under construction. Among the others are the Pegasus and Eastern Columbia Buildings, the Grand Lofts and the 100-year-old Pacific Electric Building.
