Peachtree Center is owned by New York-based Colonnade Properties LLC. The building's leasing team is Vance James, Kari Downing and Mike Werner. The latest transactions bring the leasing volume to 26 transactions totaling approximately 215,371 sf since the beginning of the year. With the new leases, Peachtree Center is approximately 67% occupied.

"Since the beginning of the year, we've been able to increase occupancy by 5% or about 137,000 sf," Colonnade managing director Craig Flanagan tells GlobeSt.com. "We've been very aggressive in terms of prospecting tenants, instituting a broker promotion program and understanding what is required in this market."

In the largest deal, Robert and Co. leased 20,166 sf in the center's International Tower. John Ferguson and Kevin Carroll, of CB Richard Ellis, represented the tenant. Other transactions include: Ace Media LLC leased 14,121 sf in the center's North Tower. Herb Rudd and Neil Forest, of RF Realty Group LLC, represented Ace Media. Emerginet LLC leased 6,972 sf in the North Tower. Russ Jobson, of Colliers Spectrum Cauble, represented the tenant. Skanska USA Building Inc. leased 4,269 sf at Marquis One and Kutak Rock LLP has renewed its 29,124-sf lease in the South Tower. Duncan Gibbs, Keene Reese and Frank Lyles, of the Staubach Co., represented the tenant.

"We anticipate that the building will be 72% occupied by the end of the year," Flanagan says.

Peachtree Center is comprised of six high-rise office towers, a three-tiered mall with more than 70 shops and restaurants, a 73,500-sf athletic club and surrounding parking decks. There is about 2.3 million sf of office space and 200,000 sf of retail space, which is handled by an outside firm.
