Situated on 5.4 acres at 6660 First Park Ten Blvd., the class A building is 100% leased. LifeMasters Supported SelfCare Inc. occupies 48,000 sf and Advantage Rent-A-Car fills the remainder. "They're both national credit tenants, which adds to the value of the building," Jason Larson, A-Spire's CEO, says about the in-place, long-term leases. Bruce Marshall with Sperry Van Ness' Dallas office brokered the transaction.

Just two weeks ago, A-Spire paid $9.7 million for a 129,244-sf industrial portfolio in Houston. A-Spire's Texas portfolio also includes an office building in League City and shopping center in San Pedro.

Larson tells GlobeSt.com that an additional $40 million has been allocated for Texas acquisitions for the remainder of 2006. "We like the economies of scale," he explains. "We like having multiple properties in the state and we like building relationships with the developers and owners there."
