ROANOKE, TX-International Development Corp., grappling with a 40% business spike, has leased the 130,000-sf balance of the 330,000-sf Gateway 49 after marking its 14th month as an AllianceTexas tenant. The extra room will be ready to occupy in October.
Hillwood's Tony Creme tells GlobeSt.com that there were several prospects eyeing the open block of space when IDC's top executives decided to make a move on the balance of 8999 Henrietta Creek Rd. "IDC was able to act very quickly," he says. "It was available when they needed it and we were able to work out a deal." Based on area reports, comparable space is running $3.50 per sf, triple net.
Creme says the expansion lease will run co-terminus with the in-place pact, which has at least five years left on the term. Stan McClure with CB Richard Ellis in Dallas represented the locally based IDC, which uses the AllianceTexas hub to channel its lighting products throughout the US and to stores in Mexico and Canada.
"They're another piece to this whole importing story," Creme adds, citing AllianceTexas' portals for international and domestic distribution. IDC is the second company this month to expand a warehouse lease in the 17,000-acre quadrant due to increased imports from Asia and China.
