The fast-growing company now headquarters in 8,000 sf, spread across three floors, the class B Highland Park Place at 4514 Cole, Jonathan Morris, president of BMC Capital, tells GlobeSt.com. The Monticello lease not only gets the entire team on one floor, but comes with two patios, one of which is 2,000 sf. The deal for the fourth-floor office is a plug 'n play with all furniture and "even a plasma TV in the conference room," Morris says, explaining the cost of the extra space is offset by the reduced price for tenant improvements. In the end, he says the cost per sf is less than its existing address.
Morris says BMC had six months on its Highland Park Place lease, but has agreed to pay a penalty for an early out. "We thought the opportunity was well worth it," he says. "We really needed space that allowed us to grow."
Morris says local brokers Jeff Price with Price Commercial Real Estate and Steven Schneider with Grubb & Ellis Co. searched nearly a year for an expansion site, with all options in play, including acquisition. "Jeff found this deal and thought it was a really good deal," Morris says.
Tim O. Terrell and Warren Threadgill with Stream Realty Partners LP in Dallas represented Texas Title. KBS Realty Advisors owns the 174,315-sf, nine-story building, which is leased by Transwestern Commercial Services. The quoted rate for direct space is $19.50 per year plus electric.
