CUMMING, GA-Roswell-based developer MetroGroup Development is planning to begin construction next month on Sawnee Mountain Crossing. The $8.9-million, 45,000-sf mixed-use development will rise on six acres at the northwest corner of Georgia Highway 20 and Sawnee Drive.
The development, a joint venture with Liu Investments, will include a CVS/Pharmacy, a freestanding bank, 10,000 sf of retail shop space and a 15,000-sf, two-story office building. MetroGroup is in negotiations with several tenants for the retail and office space. "It will be more of a neighborhood center," MetroGroup Development partner Mark Gottlieb tells GlobeSt.com. "We expect to have half restaurants and half neighborhood-type services. The office space will be primarily medical tenants."
The project, scheduled to open in summer 2007, is located in Forsyth County, which is one of the fastest growing counties in the US. Population in the area has increased by 15% since 2005, with nearly 40 residential developments planned or under construction. The development is also centrally located along Highway 20, near the Cumming downtown area. "In the morning and evening rush hours, the development will serve the commuter traffic," Gottlieb says. "In the day hours, we'll serve traffic from downtown."
