LANCASTER, CA-The Larwin Investment Co. has sold out the 60,400-sf first phase of its Fox Field Business Park, a for-sale industrial project where it plans more than 200,000 sf of space. Larry McEwan of GVA Daum, the listing agent for the property, reports that the first phase included five buildings that were sold in deals brokered by McEwan and Daum's Dennis Marciniak.

The Fox Field Project is at 45th Street West and Avenue G in the Antelope Valley Enterprise Zone, adjacent to the Fox Field Airport. Developer Larwin Investment Co. is a 15-year old industrial developer that is a sister company to the Larwin Co., which has been a home builder in the Antelope Valley for more than 30 years.

In the latest transaction at Fox Field, SCE Gaskets, a Lancaster-based manufacturer of engine gaskets for automotive and racing applications, acquired a 16,968-sf industrial building at 4515 Runway Dr. McEwan reports that SCE needed the space for an expansion of its manufacturing space.

The remaining four sales in Phase I at Fox Field included buildings of 14,659 sf at 4514 Runway Dr., 7,936 sf at 4544 Runway Dr., 14,659 sf at 4516 Runway Dr. and 6,448 sf at 4530 Runway Dr. The Hetzner Family Trust bought the 4514 Runway building and leased it to swimming pool supply distributor SCP Pools.

The 4544 Runway building was acquired by Morton Fasteners, a manufacturer of high-temperature aerospace fasteners, and the other two buildings are under contract to a Santa Clarita-based manufacturing company.

Construction for a second phase of the project, which will include four buildings comprising 28,768 sf is now under way and due to be completed in the spring. McEwan and Marciniak will also be the sales agents for Phase II.
