"Obtaining site approvals is the next step forward in the repositioning," says Bob Martie, SVP and regional managing director for Advance. "We will begin work by October, and by early 2007 it will be transformed into virtually a new class A building."

March/April of 2007 is the target for completion of the capital-improvement program for the vacant asset that will include a combination of site work and interior construction, according to Martie. The plan includes a new entryway and two-story lobby, a new roof, upgraded HVAC and window systems, tenant lobbies and common areas and new landscaping.

Advance at Southgate consists of three above-grade floors of 90,000 sf over covered parking, with each floor consisting of three wings. The property also includes 50,000 sf of below-grade space that Martie terms useful for "a data center, café, fitness center, repro space and storage." Total on-site parking capacity is more than 1,000 cars.

The former Southgate III is part of the three-building Southgate Corporate Center, with the 210,000-sf Southgate I and the 190,000-sf Southgate II remaining under Zirinsky ownership. Southgate I is fully leased to Atlantic Health Systems, and II is fully leased to UPS. The site also has 48 acres of developable land.
