PEMBROKE PARK, FL-A development venture plans to begin construction in the fall on the 168-unit Pembroke Park Place condominium project at 5400 W. Hallandale Beach Blvd.
The developer of the 7.6-acre project between 52nd and 56th avenues adjacent to Pembroke Park's Town Hall is MG Pembroke Park LLC, a partnership between Roger Miller, managing partner of Miami-based the Miller Group, and Ken Gordon, president of Hollywood-based AmeriBuilt Corp. The gated community will consist of three mid-rise residential buildings, a 4,100-sf clubhouse and 7,000 sf of retail space.
The project is designed to provide work force housing at affordable prices. Prices for one-bedroom units will start from $165,000, for two-bedroom units will start at $199,000 and for three-bedroom units will start from $265,000. The developers will align themselves with lenders to offer a variety of financing options, such as a two-year rate lock option, with assistance from affordable housing programs available through the state. "Our goal is to deliver the right home in the right location at the right price," Miller says. "Our vision is to provide affordably priced housing in a community where it is lacking."
The units will range in size from 700 sf for a one-bedroom to 1,137 sf to a three-bedroom, two-bathroom unit. Among unit features will be impact-resistant windows, ceramic tile floors and in-unit washers and dryers. Community amenities will include a swimming pool and tanning deck, children's playground and a one-acre nature preserve.
Miller and Gordon formed a partnership in 2002 to develop work force housing. Other projects they've worked on include Royal River I and II in Coral Springs and Cypress Trail Condominiums in West Palm Beach.
