The Guest House has 47 rooms in six converted turn-of-the-century Victorian homes that are located in the 1800 block of Mintwood Place NW and the 2700 block of Cathedral Avenue NW. It is also the fifth property added to the company's portfolio this year.

Marshall says that the company has been steadily growing its presence in the Mid-Atlantic of late, with 18 properties under management in this region. It is primarily active in most major markets along the eastern seaboard. Other properties under management in the DC are include a Holiday Express in Camp Springs, MD, a Comfort Suite in Laurel, MD, a Hampton Inn in Fredericksburg, VA, and three hotels in Baltimore.

"We continue to see increased interest by owners who seek to improve the returns on their hotels and have an active pipeline for new management assignments," Marshall says in a statement. "Operating margins are under considerable pressure due to higher energy and insurance costs, as well as from rising labor expense and real estate taxes."
