"He wasn't prepared to close under the conditions and terms that we gave him," Hilda Allen, president of Atlanta-based Hilda W. Allen Real Estate Inc., tells GlobeSt.com about this month's auction. She says the stickling point was 20% upfront and a 30-day close.
Allen says she's in the process of negotiating with back-up bidders from the mid-August auction, which had eight of 20 investors jockeying for the win. In the interim, the course, two model houses and 13 villa lots have been tagged at $4.2 million for a traditional sales pitch, with the components available on a piecemeal basis. "We'll get it sold," she vows.
Allen, teaming with Dallas-based Hudson & Marshall of Texas Inc., is planning an Oct. 11 noon auction of the Piney Woods Golf Course in Gladewater. The 18-hole championship golf course includes an RV resort with six villas and 64 hookups plus 214 developable acres. An open house is set for Sept. 20.
Larry Odom of Longview, TX developed the semi-private Shallow Creek Country Club in 1989, but the majority of development has been since 1997, according to Allen. It hosts 37,000 rounds annually. The property at 568 E. Wilkins Rd. is 35 miles south of Tyler and 90 miles east of Dallas.
