SECAUCUS, NJ-Rose Brand has signed a lease for 125,000 sf at Hartz Mountain Industries' 4 Emerson Way within the latter's Harmon Cove industrial park. The tenant, a manufacturer and distributor of theatrical curtains and draperies, will move its Rose Brand East operations across the Hudson River from Manhattan's 9th Avenue. The company also has a Rose Brand West division based in Los Angeles.

"The growth of new tenancy at Harmon Cove can be attributed to the presence of 15X, the new interchange on the New Jersey Turnpike," says Emanuel Stern, president and COO of the locally based Hartz. "Anytime there are industrial properties available within a few miles of one of the largest seaports in the country and mass transit options, there will be tenants who will take advantage of the opportunity."

"With our new lease at 4 Emerson Way, we have increased our commercial space by 40,000 sf," says George Jacobstein, president of Rose Brand. "This location accommodates our needs."

According to Hartz's website, the Rose Brand signing leaves just more than 40,000 sf available at the 165,000-sf 4 Emerson Way, a one-story building with 24-ft ceiling heights. The space is listed with an asking rate "upon request," and with a minimum lease term of five years.
