PRINCETON, NJ-The locally based Hilton Realty Co. is nearing completion on its 902 Carnegie Center, a 135,399-sf class A office building being done on spec, and the developer has signed its first tenant. Stifel, Nicolaus & Co. Inc., a brokerage and investment banking subsidiary of Stifel Financial Corp. has signed a lease for 4,612 sf on the building's first floor.

Stifel Nicolaus was represented by Karen Iman of Trammell Crow Co.; Hilton Realty was represented in-house by Matt Malatich, Mark Hill and Jonathan Brush. The lease term is 10 years. Further details were not released; space in the building is currently listed with an asking price of $35 per sf plus tenant electric.

Located on 10 acres on Route 1 adjacent to Princeton Market Fair and a Marriott Residence Inn, the five-story building is scheduled for completion by the end of 2006. Anticipated delivery of the premises to the tenant is April 1. The building itself features a two-story atrium, covered parking, a fitness room and café. It also has on-site storage in a humidity-controlled basement.
