ENID, OK-Strong demographic bases of two cities about 100 miles apart have spurred Sandor Development Co. to undertake two projects: the 400,000-sf Enid Marketplace and 200,000-sf Market at Shott's Farm in Weatherford. If the plans stay the course, ground could break in early 2007.
Enid Marketplace is being designed for 115 acres at Own K. Garriot and Garland roads. Its anchor is a 180,000-sf Wal-Mart Supercenter, now under construction. The Tucson-based Sandor is planning to add more retail and possibly a single- or multifamily component.
Brad Combs, developer in Sandor's Scottsdale, AZ office, says the team's under contract to buy the land, with closing tentatively set for late 2006. "We're still going through approval with the City of Enid and should be able to break ground in January," he explains.
The developer has a 66-acre site in hand 100 miles southwest. The Market at Shott's Farm, situated at 800 E. Main St. in Weatherford, also will be anchored by a Wal-Mart Supercenter. Combs tells GlobeSt.com that Wal-Mart and 50,000 sf of inline space will break ground in early 2007, with delivery ticketed by year's end.
The first phases represent an investment of at least $25 million by the developer. Both projects' future phases will be market-driven, Combs says. "We've had a lot of success in the state of Oklahoma," he adds. "We like the smaller communities. And in this case, we like the fact that both are college towns plus they have all the components of what we look for in a project." Sandor is preleasing and will manage the centers.
