Concentra Health Services Inc. signed a 10-year lease for 10,100 sf. Atlanta-based Ackerman & Co. vice president of brokerage Jimmy Stevens and vice president of leasing Jessica Thurman represented the landlord in the transaction. Jordan Buis and John Dolan, of Trammell Crow Co., represented the tenant.

Also, WellStar Health Systems signed a five-year lease for 7,000 sf to operate a blood bank. Stevens and Thurman represented the landlord and Jeff Fortner and Dan Buyers, of Atlanta-based McWhirter Realty Partners, represented the tenant.

The 37,000-sf building at 220 North Cobb Parkway was recently converted. The leases fill space vacated by Northern Tool and Bedroom Concepts, two retail tenants that occupied space when the building was targeted toward retail use. Stevens tells GlobeSt.com that, prior to the conversion, 40% of the building was used for medical tenants.

"When you convert to 100% medical use, it raises the value of the building significantly," he says. "Now that we've signed these two leases, I'm confident we can fill the rest of the space in the building within a few months. We've already gotten inquiries."
