HUNTINGTON BEACH, CA-The BJ's Restaurants Inc. chain has signed for 26,000 sf of office space in a new corporate headquarters that it plans to occupy in January under terms of a five-year lease. The growing group of brewhouse-style restaurants will move into space at the One Pacific Plaza building at 7755 Center Ave. in a relocation from 16162 Beach Blvd.
The restaurant chain was represented by Chon Kantikovit of Grubb & Ellis, with the landlord represented by Steven Hogberg of Tustin-based Coreland Cos. The new BJ's space is in a 12-story, steel-frame office tower that is owned by Mullrock 1-Beach Pointe LLC.
Financial terms of the lease were not disclosed. Asking rents for space at the One Pacific Plaza property begin at about $2.45 per sf per month. The One Pacific project consists of the 12-story, 191,000-sf building and a six-story, 95,000-sf building.
BJ's owns and operates 51 locations under the BJ's Restaurant and Brewery, BJ's Restaurant and Brewhouse or BJ's Pizza & Grill brand names. The company was established in Orange County in 1978 and has since expanded throughout California and the West, including its newest location, an 8,500-sf restaurant at the Overland Center at 26500 Ynez Rd. in Temecula.
The Temecula restaurant represents the seventh that BJ's opened this year, with four others under construction, and it has said previously that it plans to open up to 11 new restaurants this year. It also has signed leases or letters of intent to open up to 13 new restaurants during 2007, including four that it expects to begin building in the next 30 days.
