REDLANDS, CA-After selling four buildings totaling 125,200 sf at its Bixby Business Center, the Newport Beach-based Bixby Land Co. has started construction on a new 412,000-sf manufacturing and distribution building. The four buildings that were sold leave the developer with a 147,000-sf building that it is marketing for lease at the 227-acre Bixby Business Center in addition to the new industrial building that is under development.
The new 412,000-sf building, which is being developed on a site of 21.5 acres, is due to be completed in February. The development site is at 2220 Almond Ave., south of San Bernardino Avenue and a quarter-mile north of the I-10 Freeway.
The Bixby Business Center, which is designated as a foreign trade zone, includes approximately 85 acres that remain to be developed, with plans for an additional 1.5 million sf of industrial space. Completion and sale of the four buildings that the company recently sold follows previous developments at Bixby Business Center totaling nearly two million sf with Salton, Inc. and Ashley Furniture.
The 147,000-sf building that Bixby is marketing is listed through Colliers International, which also has the listing for the new building. In addition to the Redlands project, Bixby's other Inland Empire developments and holdings include the 18-acre Archibald Business Center in Ontario, which the firm recently acquired in a deal reported on GlobeSt.com.
In addition to its existing space, the Archibald Business Center includes 6.5 acres of land where Bixby plans to develop a 140,000-sf speculative industrial building. The center is at 2021 S. Archibald Ave., with access to the 60, 10 and 15 freeways near Ontario International Airport.
